What a Termite Pretreat Actually Is
A termite pretreatment is a liquid soil treatment applied to the ground beneath and around a structure before the concrete is poured, the crawl space is enclosed, or the final grade is finished. The termiticide bonds to the soil particles and creates a continuous chemical barrier between the earth and the wood framing above it.
This is not the same thing as a bait system. Bait stations are installed after construction, placed in the yard, and monitored over time. A pretreat is a barrier that goes in during the build — before the home is closed up — so the treated zone is directly under and against the foundation where termites actually enter.
It is also not the same thing as borate (a wood preservative sprayed on framing lumber). Borate helps protect exposed wood, but it does nothing to stop termites moving through the soil to reach the structure. A proper pretreat addresses the soil pathway itself.
North Carolina Requires a Pretreat on Every New Home
The North Carolina structural pest control regulations (02 NCAC 34 .0505) require that every new residential structure receive a soil-applied termiticide treatment before the final grade is established. The treatment must be performed by a licensed pest control operator, and a signed treatment record must be filed. In New Bern and Morehead City, where the warm, humid climate and sandy coastal soils create ideal conditions for subterranean termites, this requirement is especially critical.
This is not optional. No pretreat, no certificate. No certificate, no final inspection sign-off.

How We Pretreat a House, Stage by Stage
Whether the lot is in a New Bern subdivision or a Morehead City coastal development, most homes require between two and four visits, depending on the foundation type. Each visit is tied to a specific construction milestone.
Footings and Pre-Slab
Before concrete is poured, we treat the bottom of the footing trenches and, on slab-on-grade homes, the entire sub-slab fill. This is the most critical application — it establishes the barrier directly under the foundation where re-treatment is physically impossible once the concrete is in place.
Crawl Spaces and Foundation Walls
Once foundation walls are up, we treat the interior soil of crawl spaces and the soil along the inside face of stem walls. On homes with both a crawl space and an attached slab (garage, bonus room), each area is treated according to its own requirements.
Penetrations and Critical Areas
Plumbing pipes, HVAC lines, and any other object that passes through the slab or foundation wall creates a gap in the barrier. We treat the soil around every penetration individually, because termites need a gap the width of a credit card to enter.
Final Grade and Perimeter
After backfill and final grading, we trench and rod-inject along the entire exterior perimeter of the foundation. This closes the loop — the barrier now extends from under the footings, up alongside the foundation walls, and across the surface grade.
